NJ AVALON — Planning Board approves master plan consistency for boutique hotel zoning. The Avalon Planning and Zoning Board unanimously found that ordinance 908-2026 is consistent with the master plan, clearing the way for the boutique hotel zoning amendments to advance. Chairman Jay Gebauer led the nine-member board through the review, with Ken Wensel moving the resolution, seconded by Eric Dechert.

The board also approved a dune disturbance review resolution for 5475 Dune Drive, LLC, and continued a variance application filed by Joseph Dolan to September 2026.
